Terms and Conditions

The hiring contract shall be made between the owners and the hirer(s) for the period and is subject to these terms and conditions. The letting of Wellwood Lodge is on the basis that it will be used solely for holiday occupation by the hirers.

To secure your booking we require a deposit of 20%. Confirmation of your booking will be by email.

The remittance of the rental fee is required at least 6 weeks prior to the date of your visit. If a booking is made less than 6 weeks prior to date of visit the full rental fee is required at time of booking. By completing a booking form you are committing to booking with us and will be responsible for all payments due.

Cancellation by you

The deposit paid by you at time of booking is NON-REFUNDABLE and if you cancel you may be faced with paying the whole balance. Therefore, We STRONGLY RECOMMEND you take out insurance against cancellation due to ill-health, bereavement etc. An example of this type of insurance, together with an application form, can be downloaded from www.guestfirst.co.uk . If you need to cancel your booking you must contact us as soon as possible by email and telephone. You will lose your deposit and the balance will be due from you unless you are covered by insurance or we are able to re-let. We will make every effort to re-let at the same price but if this is not possible the difference will be payable. Moving a booking to a new date does not exempt you from the above charges.

Please insure your holiday to cover any unexpected changes.

Cancellation by us

If we have to cancel your booking in advance due to circumstances beyond our control for example, fire, flood (force majeure) at the property you will be refunded in full. If we have to terminate your holiday early for the above reasons you will be refunded part of the cost of the booking based on the time remaining of your stay. Inclement travel conditions are not covered. No additional compensation will be payable in such circumstances.

Occupancy numbers

The number of guests occupying the house overnight must not exceed the maximum occupancy of 14 and 2 under 3’s. We reserve the right to terminate the stay of any guest if these conditions are not observed.

Some groups have an expectation that they can invite several extra day visitors (up to 6 max) to share their celebration etc. We do need to know this in advance, it is unlikely that we won’t give permission, but these extra numbers do add additional wear, tear and costs to us, so may incur a small charge.

The hirer agrees that all the members of the party will be considerate to other residents in Corbar Road at all times, and ensure that no undue noise and nuisance is caused to anyone in any way.

The use of the accommodation and amenities is entirely at the hirer’s risk and the owners accept no responsibility whatsoever for injury, loss or damage to the hirer and/or any member of the hirer’s party or to any vehicle or its contents whilst on the premises. “This is not, however, intended to limit our liability for death or personal injury caused by the owners’ negligence”

The hirer is responsible for the property and is expected to take reasonable care of it. The property and its contents must be left clean and tidy at the end of the hire period.

Please look after our property as if it were your own, react appropriately to spillages etc and report any failure of equipment.

We appreciate that accidents do happen and we accept any minor breakages. However, we reserve the right to charge for any major damage or breakage. We would request that any breakages or damage is reported so that remedial action can be taken.

All dogs (max 2 per booking) need to be advised and paid for in advance.They must not be left unattended in the property, all spoil must be cleared from garden, hair from carpet, and they must not go on furniture.

Wi-Fi   We only offer this service on a ‘reasonable effort’ basis and cannot guarantee that all devices will work with the network nor can we guarantee the level of availability, security or quality.

Smoking Cellar rooms are provided for after dark, in daylight the area around the patio tables or immediately outside the front door only in order to prevent smoke drifting to neighbouring property.

Items left behind – There is a minimum charge of £10 to cover postage, packing and our time in returning these items. Unless claimed, all items will be kept for 1 month and then sent to a charity shop.

By making a reservation and paying your deposit you agree to be bound by these Booking Conditions, which are also displayed on our main website.

Check in is from 4.00 pm, checkout is by 10 am if leaving Friday, 11 am Sunday 10.30 am Monday.
